2009 data: SP home single-family median prices fell 16.9 percent

It’s obvious 2009 wasn’t the best year for residential real estate, but Santa Paula was lower than the countywide average in year-end median home prices for single-family residences and above average for condominiums. 


According to the year wrap-up by La Jolla-based MDA DataQuick the 195 single-family homes sold in Santa Paula during 2009 had a median price of $256,000, a 16.9 percent decrease over 2008’s total. 

The price per square foot of Santa Paula’s single-family homes sold - not including attached garages - last year was $203. The median price is the point where half the homes sold for more and half for less. Santa Paula’s condominium sales were stronger: the 48 units sold last year had a median price of $140,000, a 6.7 percent drop from 2008.

Throughout Ventura County 6,518 single-family homes sold last year at a median price of $390,000, an 11.4 percent drop from 2008. The price per square foot average in the county was $234. A total of 2,194 condominiums were sold last year countywide at a median price of $250,000, a 16.4 percent decrease.

The largest loss leader last year was Ojai, where 183 single-family homes sold at a median price of $419,000, a 20.1 percent drop from 2008’s totals. Condominium prices in the land of Pink Moments were hit harder, with seven units sold at a median of $285,000, a 43 percent decrease from 2008.

Although figures vary throughout Ventura County, not one ZIP Code showed a gain in the median prices of single-family homes. Losses in median prices were also experienced in every tracking area of the county.

Oak Park almost made it into the single-family homes positive column: the 105 homes sold had a median price of $669,000, a scant 0.09 percent loss from 2008, and a price per square foot cost of $303. But other ZIP Codes all showed losses ranging from 3.7 percent (Thousand Oaks ZIP Code 91362, where 271 single-family homes sold at a median of $723,000) to 18.4 percent (and one Oxnard ZIP Code where 298 single-family homes sold for a median price of $310,000).

Neighboring Fillmore saw 142 single-family homes sell in 2008 at a median price of $273,000, an 11.9 percent decrease from 2008. The price for square foot was $175. There were 18 condominium sales in Fillmore last year at a median price of $128,000, a 33.2 percent decrease from 2008.
