May: Single-family home median continues to slide, SP falls 17.7 percent

Although May showed the number of sales is picking up, the median price of Ventura County residential real estate - including Santa Paula homes - is still in a slide. According to MDA DataQuick in La Jolla, the median price of a single-family Santa Paula home sold in May fell by 17.7 percent compared year-over-year. The median price of the 20 homes sold was $249,000.

The median is set by half the homes selling for more and half for less. The price per square foot paid in May for a single-family Santa Paula home - not including attached garages - was $194. The three condominiums sold in the city had a median price of $120,000, no change over May 2008.

The area that saw the largest drop in year-over-year median pricing was Piru, where only one single-family home sold in May for $240,000, a 46.7 percent decrease. Oak View’s median price for a dozen homes that changed hands was $292,000, a 35.8 percent drop compared to May 2008.

Also hit hard was Port Hueneme, where 11 single-family homes sold at the median of $235,000, a 34.7 percent year-over-year decrease. Fillmore’s 10 single-family home sales were at a median of $275,000, a 27.7 percent decrease.

Only Oak Park and Westlake Village saw gains from May 2008, with the former having a median price of $741,000 - a 21.9 percent increase - for eight single-family homes sold, and the latter with the median price of $778,000 - a 3.1 percent increase - for seven homes sold.

Elsewhere the figures were depressed: Camarillo ZIP Code 93010 saw a 6.1 percent year-over-year decrease; Camarillo ZIP Code 93012 a 24.2 percent drop; Moorpark a 25 percent loss; Newbury Park lost 12.9 percent; Ojai 5.7 percent lower; Oxnard ZIP Code 93030 was down 19.1 percent; Oxnard ZIP Code 93033 decreased 18 percent; Oxnard ZIP Code 93035 was down by 8.2 percent; and Oxnard ZIP Code 93036 lost 21.7 percent.

Simi Valley ZIP Code 93063 was down by 9.3 percent; Simi Valley ZIP Code 93065 lost 16.3 percent; Somis held steady with its two sales at a median price of $530,000; Thousand Oaks 91360 lost 7.4 percent; Thousand Oaks ZIP Code 91362 was down 3.1 percent; Ventura ZIP Code 93001 was off by 15.2 percent; Ventura ZIP Code 93003 lost 8.8 percent; and Ventura ZIP Code 93004 was 17.8 percent lower year-over-year.

Overall, Ventura County’s May single-family home sales of 553 sold at the median of $400,000, a 15.1 percent decrease from May 2008; the price per square foot for single-family homes not counting attached garages was $237. There were 212 condominiums sold in the county at a median price of $249,000, a 26.8 percent decrease year-over-year.
